How the late fee is calculated

Late fee = initial fee + daily fee x (days late - grace period days), up to your maximum

If the payment arrives within the grace period, no fee applies. After the grace period, the initial fee is either a flat amount or a percentage of the monthly rent. A daily fee, if your lease has one, adds up for each day late after the grace period ends.

Many states and some cities limit late fees, require a grace period or restrict daily fees, and the limits vary. Enter your lease terms, set a maximum if one applies to you, and check the rules where the property is. This calculator applies no state rule.

Worked example

The rent is $1,600, the lease sets a 5% late fee after a 5-day grace period plus $10 a day after that, and the rent arrives 8 days late.

  1. Initial fee: $1,600 x 5% = $80.
  2. Daily fees: 8 days late - 5 grace days = 3 days, and 3 x $10 = $30.
  3. Late fee: $80 + $30 = $110, for a total of $1,710 with the rent.

The estimated late fee is $110.00.
