How prorated rent is calculated
Prorated rent = (monthly rent / days in the period) x days the tenant occupies the unit
With the actual-days method, the daily rate is the monthly rent divided by the number of days in that month: 31 in October, 30 in November, 28 in February and 29 in a leap-year February. The 30-day method divides by 30 in every month, which keeps the daily rate the same all year.
A move-in charge runs from the move-in day through the last day of the month. A move-out charge runs from the 1st through the move-out day. This calculator counts both the first and the last day as occupied, and a tenant who occupies the whole month pays the full rent.
Worked example
A tenant moves in on October 20, 2026, and the rent is $1,500 a month.
- October has 31 days, so the tenant occupies October 20 through October 31: 12 days.
- Actual-days method: $1,500 / 31 = $48.387 a day (unrounded), and 12 days x $48.387 = $580.65.
- 30-day method: $1,500 / 30 = $50.00 a day, and 12 days x $50.00 = $600.00.
The prorated rent is about $580.65 with the actual-days method, or $600.00 with the 30-day method.

What is prorated rent?
Prorated rent is the share of a month's rent a tenant pays for the days they occupy the unit, used when a lease starts or ends partway through a month.
Which proration method should I use?
Use the method your lease names. If the lease is silent, the actual-days method follows the calendar exactly, and the 30-day method gives the same daily rate every month. Some states and cities set rules for proration, so check the rules where the property is.
Does a leap year change prorated rent?
With the actual-days method, yes. February 2028 has 29 days, so the daily rate is the rent divided by 29. With the 30-day method the daily rate stays at the rent divided by 30.
Is the move-in day included?
In this calculator, yes. The tenant pays for the move-in day and for the move-out day. If your lease counts days differently, adjust the date by one day.
Can the 30-day method charge more than a full month?
In a 31-day month, 31 days at the 30-day rate would come to more than the rent. This calculator never charges more than the monthly rent for a single month.
